Osiris provides our clients with a comprehensive service tailored to meet the particular needs of the project. This can be from the conceptual design stage, where Osiris would lead the design team of Architects and Engineers, through to the pre-construction and construction phases.

In many situations the client already has a design team in place and Osiris would complement the team by adding our expertise in construction methods and value engineering.

Depending on the specific need of the client, the following is a typical list of functions Osiris would perform before and during the construction process.

• Assist, or assemble, a design team for the project
• Assist in liaison and coordination with municipal authorities
• Apply for Development and Building Permits
• Prepare construction budgets and schedules
• Establish procedures for cost controls
• Provide value analysis of the drawings and specifications
• Prepare tender packages for trades and suppliers
• Ensure all approvals, permits and licenses for construction are in place
• Arrange for and call tenders, review bids, make recommendations to the client for the award of contracts, negotiate contracts with trades and suppliers
• Provide planning and scheduling, expediting, technical coordination and supervision for the execution of the work
• Ensure all trades are adequately covered by Workers Compensation and have liability insurance
• Provide financial administration with respect to progress payments, cash flow requirements and the release of holdbacks
• Ensure all trade contractors employed on the site rectify all deficiencies; ensure that "As-Built" drawings, maintenance manuals, operating instructions, etc. are handed over to the client
• Assist the client in obtaining all closeout documentation from the Trade Contractors, Architect, Engineers and Municipal authorities.
